We begin by discussing project goals, timelines, site conditions, target market, and the level of design support needed. Whether the project is a custom home, spec home, or plan modification, this phase helps establish a clear path forward.

Layouts, elevations, exterior character, and key design decisions are thoughtfully developed and refined. Throughout the process, we work closely with builders and homeowners to balance aesthetics, livability, budget expectations, and construction realities. Rather than designing in isolation, we strive to understand the builder's preferred products, consultants, subcontractors, and construction methods—helping create homes that are not only beautiful, but practical and efficient to build.


Once the design is approved, detailed construction documents are prepared for permitting, engineering coordination, and construction. Our goal is to provide clear, builder-focused documentation that supports efficient communication and execution in the field.

Our involvement doesn't necessarily end when the plans are complete. We remain available throughout permitting and construction to answer questions, coordinate with consultants, and help resolve design-related decisions as they arise.

Common Questions Builders Ask

A few of the most common questions we receive when beginning the custom home design process.

  • Builder involvement early in the design process can be extremely valuable, particularly when discussing project budgets, construction strategies, product selections, and key decision-making. However, every project and builder relationship is different. Some builders prefer to remain closely involved throughout design, while others prefer to focus on construction and trust us to manage more of the day-to-day design coordination.

    In most cases, we prefer to communicate directly with homeowners, as it helps streamline communication, reduce misunderstandings, and ensure important decisions are communicated clearly. Builders remain informed throughout the process and are brought into discussions whenever budget considerations, construction methods, or feasibility questions arise. Our goal is to create a collaborative process that feels efficient and comfortable for both the builder and homeowner.

  • In most cases, yes. Direct communication helps streamline the design process, reduce miscommunication, and ensure important decisions are communicated clearly and efficiently.

    We still keep builders informed throughout the project and are happy to adapt to different communication preferences. Some builders prefer to remain closely involved in client meetings, while others prefer a more hands-off approach. Our goal is to create a communication structure that works well for both the builder and homeowner while keeping the project moving forward.

  • Every builder has a different process. Some builders work closely with an interior designer who manages selections and sourcing, while others prefer to handle those decisions internally or directly with the homeowner.

    Our level of involvement can be tailored to the project. We can provide broad material direction and design intent, assist with specific product recommendations, or help source particular materials and finishes. When involved in selections, we work closely with the builder to understand budget expectations and project goals so recommendations align with both the design vision and construction budget.

  • Permit applications are typically submitted by the builder or homeowner, and full permit submission services are not currently included as part of our standard design services. However, we can assist with items such as REScheck documentation and coordination related to the permit process.

    Whenever possible, we prefer to be included on permit applications and review correspondence. Direct access to city comments allows us to respond more efficiently, communicate directly with plan reviewers, and help streamline the review process by reducing unnecessary back-and-forth between multiple parties.

  • One of the greatest benefits of an ongoing builder partnership is developing a shared understanding of expectations, documentation preferences, communication styles, and project goals. Over time, this familiarity helps streamline the design process, improve coordination, and create greater consistency from project to project.
